SignWise is a self-serve document preparation service operated by Ditra (established in Spain). SignWise is not a law firm, is not regulated by the Solicitors Regulation Authority (SRA), does not provide legal advice, and does not carry on reserved legal activities under the Legal Services Act 2007 (section 12 and Schedule 2, paragraph 5). You prepare your document from your answers, review it carefully, and sign it yourself. SignWise is not responsible for legal outcomes. Seek independent legal advice if you are unsure whether a document suits your property or circumstances.
These terms govern your use of SignWise at https://signwise.uk (the “Site”). The Site is operated by Ditra (established in Spain) (“we”, “us”, “SignWise”). Contact [email protected].
1. What SignWise provides
SignWise is a self-serve document preparation service for private landlords with residential property in England. You answer guided questions; we generate document files from your answers and published templates. We do not review your facts, do not advise you on the law, and do not act for you in any legal matter. No solicitor–client or adviser–client relationship is created.

Under section 12 and Schedule 2, paragraph 5(3)(b) and 5(4) of the Legal Services Act 2007, the documents we help you prepare (including periodic residential tenancies at a market rent taking effect in possession for a term not exceeding three years under section 54(2) of the Law of Property Act 1925, section 16D written statements, excluded lodger licences, official Form 4A rent-increase notices, move-in inventories, and the optional Schedule 4 guarantee, which is signed under hand and is not a deed) are outside “reserved instrument activities”.
2. Your responsibility
You are solely responsible for checking that any document is suitable for your property and circumstances, verifying that every answer is accurate and complete, and complying with all legal prerequisites before and after signing (including deposit protection, energy performance certificates, gas and electrical safety, the How to Rent / statutory information sheet, prior notices, service of documents, witnessing, and registration where required). You execute, serve, and rely on documents at your own risk.
3. Jurisdiction
Documents on this Site are designed solely for residential lettings in England. They are not intended for Wales, Scotland, or Northern Ireland. The questionnaire may block addresses outside England.
4. Account and data
Sign-in is passwordless via a one-time email link. We store your account email, encrypted questionnaire answers, orders, and whether a final file was downloaded. Answers and drafts are deleted about 24 months after the last activity on a case, as described in our privacy policy. Payment records may be kept longer for tax.
5. Price and payment
Prices shown on the Site are gross prices in GBP and include VAT for UK consumers. You pay once per document or pack through Stripe Checkout. There is no subscription. SignWise does not store card numbers.
6. Previews, finals, and digital content
You may download watermarked previews before and after purchase. The final, unwatermarked file (PDF and, where offered, DOCX) is supplied only after payment. By downloading the first unwatermarked final for an order, you give prior express consent to immediate supply of digital content not supplied on a tangible medium under Regulation 37 of the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, and you acknowledge that your statutory 14-day right to cancel is lost when that first unwatermarked final is downloaded. Preview downloads do not count. See our refund policy.
7. Refunds
You may request a full self-serve refund within 14 days of purchase only if you have not downloaded the final unwatermarked file for that order. Email [email protected] with your order details if you need help.
8. Signing
SignWise does not provide an e-signature service. You download the final files and sign with the other parties on paper or using your own signing tools, as you choose and as the law requires.
9. Limitation of liability
To the fullest extent permitted by law, SignWise is not liable for any landlord, tenant, or commercial losses, lost rent, possession delays, tribunal or court costs, fines, penalties, or unenforceable terms arising from your use of any document or the Site. Our total aggregate liability arising out of or in connection with the Site or any order is limited to the greater of (a) 100% of the fees you paid to SignWise in the 12 months before the claim arose and (b) £100.
Nothing in these terms excludes or limits liability that cannot be excluded or limited under English law, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, and your statutory rights as a consumer under sections 47, 57, and 62 of the Consumer Rights Act 2015.
10. Changes
We may update these terms or document versions when the law or our service changes. Material changes will be posted on this page. Continued use after changes constitutes acceptance of the updated terms.
11. Governing law
These terms are governed by the laws of England and Wales. Courts in England and Wales have exclusive jurisdiction, subject to mandatory consumer protections in your country of residence where applicable.
