Common questions

When is the cap five weeks versus six weeks?

Under Tenant Fees Act 2019 Schedule 1 paragraph 2, if the annual rent is under £50,000 the tenancy deposit cap is five weeks' rent; at or above £50,000 annual rent the cap is six weeks' rent.

Why floor to the penny on the deposit cap?

The statutory cap is calculated from annual rent and then floored to the nearest penny. Charging even one penny above that floored cap can breach the Tenant Fees Act deposit rules.

What is the holding deposit cap and agreement deadline?

A holding deposit is capped at one week's rent. You generally have 15 days from receipt (or the agreed date) to enter the tenancy agreement or return the holding deposit, subject to the statutory exceptions.

When does the 30-day protection deadline apply?

For assured shorthold tenancies in England, Housing Act 2004 section 213 requires protecting the tenancy deposit in an authorised scheme within 30 days of receipt. Lodger arrangements outside that regime are treated differently in this calculator's let-route toggle.
